Prospects for the development of the real estate market in Montenegro

As in any developing region of the world, the real estate market in Montenegro experienced its development boom, then moved to the stage of a sharp drop in prices and the final stage of the initial formation of the market - became the stabilization of prices.

Today, prices have moved to their reasonable stage. This means that the difference in price between primary and secondary real estate has become significantly different. New residential complexes offer a radically new quality of comfort and coziness. This is primarily the layout of the apartment at the stage of construction at the request of the future owner, the formation of recreation areas, swimming pools and even spa zones. If in 2013 such complexes could be counted on the fingers, today their number increases exponentially. And what is important is that new regions are being expanded and covered regionally, and such complexes are being built. Among them are AKACIA HILL in Djenovici, LUCICI VILLAGE in Herceg Novi, RISAN CLAB in Risan, complexes VICTORIA RESIDENCE and PORTO BUDVA, new facilities in DUKLEY in Budva, BECICI GARDENS in Becici and many others.

Of course, there are skeptics who will immediately ask the question: "Who will buy it?"

First, demand creates supply, and secondly we advise you to "walk through new homes", which are under construction and try to buy real estate. I can say with certainty that 70% of the apartments have already been sold! I approve this from the personal experience and experience of my company, which cooperates with large developers.

Naturally, there was a section among buyers in two categories. People who want to buy at least some property near the sea and come here as a dacha. And people more wealthy, whose families spend quite a long time a year in their own apartment, a house on the Adriatic coast.

In my opinion, it is right now that the real estate market in Montenegro is developing, and not when villas and apartments were bought as hot cakes. And there are reasons for this.

The main reason is the colossal difference in the quality of housing, which was built several years ago in Montenegro and today's proposals. The next reason is that they stopped buying real estate as "hot pies". Previously, sold any apartment, any quality, with questionable finishing materials. Today the buyer has become legible. Exclusively quality, location, internal infrastructure and recreation areas are attracted by the developers of their clients!

Some did not purchase real estate in Montenegro three or four years ago because there was no quality and attractive housing in its internal infrastructure. Of course, there were a number of luxury complexes, but their prices were set an order of magnitude higher than the average market. They can be attributed rather to the Luxury segment.

Over the past year, demand for real estate in the vicinity of the ski resorts in Montenegro has increased. People who bought their own real estate on the coast and live here permanently began to consider such a purchase as a dacha. A hot summer and a huge number of tourists force them to leave for a short time to the mountains, and spend New Year's holidays in the usual (snow) environment. Of course, there are not so many such buyers today, but the low prices for the "northern" real estate and the developing infrastructure of the cities of Kolashin and Zhabljak bear fruit. My deep belief is that the ski resorts will be very active and develop rapidly. Concrete steps have already been taken in this direction and funding is being provided by both the Government of Montenegro and private investors.

It's no secret that the main buyers of real estate in Montenegro are residents of big cities and megacities. It is this reason that gives me the right to assert that the number of buyers of real estate will not only not decrease, but will grow. A person who lives in a hectic and rabid rhythm at the first appearance of any means thinks about the "house by the sea". And as a rule, "this sea" is not in its own country. Not for the reason that his country is bad, but because he wants to change the situation, the cuisine, get new impressions, etc. So the person is arranged!

Of course, this will be a qualitatively new buyer who will not buy housing by going to an unfamiliar real estate agency from the street. And will buy directly in the sales department of the developer or through an agency that works with the developer and has a good reputation.

The political situation in the country, that is, the entry of Montenegro into NATO (as many "lovers" of Montenegro say), will not affect the choice of real estate buyers in this country. Let's not forget that Spain, where a huge amount of immovable property has been acquired by immigrants from the former USSR, is a member of NATO and Greece, which our citizens have also chosen. There are many examples of such. Many people also go to Turkey to rest, and she is a member of NATO, historically not the most amiable neighbor of Russia.

I am sure that this political hysteria will soon end. People go there and buy real estate where they feel comfortable and comfortable, and the local population takes them well.

Today we can safely say that in the next decade Montenegro will reach an absolutely new level of development of both the tourist business and the development of internal infrastructure. New residential complexes, hotels are being built, the entertainment industry is developing, etc. Many people think that the construction of the Park of Dinosaurs and the new water park is a small private investment, but such investments make the country more attractive and increase the flow of tourists! The consequence of this is the development of the real estate market.

Of course, the country has its own problems. But with such problems is faced by any country that is just beginning its independent independent development. I believe that a person should love the country in which he lives and contribute to its development.
